The area

The northern edge of the bay

Punta de Mita occupies the northern tip of Bahía de Banderas, where the bay opens onto the Pacific and the Marietas Islands are visible on clear days from nearly any point in the area. It has the highest real estate prices in the entire region, and the reasons are concrete: the Four Seasons resort, the St. Regis resort, two Jack Nicklaus designed golf courses, access to first tier beaches, and a location that combines the relative seclusion of the point with proximity to the Puerto Vallarta airport.

The area splits between the original fishing village of Punta de Mita, where local life keeps its own rhythm of boats, shops, and long standing routines, and the private communities of the Punta Mita resort, where residents have access to the golf courses, beach clubs, and hotel services. Those two worlds coexist on the same point and define the two faces of the market.

Inventory in Punta de Mita is small, with roughly seventy active listings, and prices reflect both that scarcity and demand from international buyers with high purchasing power. It is the most aspirational market in the bay, and the one that competes most directly with luxury destinations in the Caribbean and elsewhere on the Pacific.

Lifestyle

Life in Punta de Mita

World class golf

The two golf courses inside the Punta Mita resort, designed by Jack Nicklaus, rank among the best in Mexico. The island green on the Pacifico course, reached by amphibious cart at low tide, is one of the most photographed holes in the country.

Beaches and water

Playa El Anclote, facing the village of Punta de Mita, is one of the most visited beaches on the north coast, with seafood restaurants, kayak rentals, and boat trips departing daily. The beaches inside the resort are private, with controlled access for residents.

Marietas Islands

The Marietas Islands, a biosphere reserve a short boat ride from the point, are reached from El Anclote. Snorkeling, birdwatching, and the hidden beach inside the crater are the main draws of an excursion worth doing in any season.

Resort dining and services

Restaurants at the Four Seasons and the St. Regis are available to resort residents. In the village, oceanfront seafood restaurants offer a completely different, and genuinely good, alternative.

Alta Mita

The hillsides above the point, with panoramic views of the bay and the Marietas Islands. Homes and a handful of newer properties sit in some of the widest view positions in the entire area.

Emiliano Zapata

A neighborhood on the edge of the village, with a mix of local construction and newer properties. More accessible pricing than the resort, with good connection to village services.

The market

The Punta de Mita real estate market

Punta de Mita has the highest price per square meter of any market in the bay, with properties inside the Punta Mita resort competing on price with luxury destinations in the Caribbean. Buyers are mostly international, with significant purchasing power, looking for a combination of golf, private beach, and resort level service. Outside the resort, the village and El Anclote offer options at different price points, though always toward the high end compared with the rest of the north coast. Inventory is low and turnover is slow, which keeps the market tight even in slower periods.
